Why People Move Here

The lake is the headline. The life is the story.

People come to Canyon Lake for the deep, clear water and stay for everything around it. Float the Guadalupe in summer. Catch live music in nearby Gruene. Watch the sun drop behind the cypress from your own back porch.

It's close enough to San Antonio and Austin to keep your work and your weekends, and far enough to feel like a real change of pace. That balance is rare, which is exactly why the right home here doesn't sit long.

The Honest Version

What locals know that brochures won't tell you.

The exact things buyers Google at midnight before making an offer. Miss the due diligence on any one of these, and it can cost you tens of thousands at closing.

01

Water levels move

Canyon Lake is a reservoir, so levels rise and fall with rainfall and drought. Where you launch a boat in a wet year can be a walk to the water in a dry one. Always ask how a property's access holds up at low pool.

02

Water & Septic Systems

Many Canyon Lake homes rely on private septic systems, and water may come from a private well or a public water system. Knowing which utilities serve a property—and having them properly inspected—can help you avoid costly surprises after closing.

03

No Private Docks Here

Unlike many lakes, Canyon Lake doesn't allow private residential docks. It's one of those local details that catches many buyers by surprise—but knowing it upfront helps you make a more informed decision.

04

Road access varies

Some lake roads are county-maintained, others fall under private road agreements. Know who plows, grades, and pays before you sign.

05

Short-term rental rules differ

Buying for rental income? STR rules vary by subdivision and POA. Some welcome it, some forbid it outright. Verify before you bank on the revenue.

06

Insurance and flood zones

Being near the water can change your insurance picture and flood-zone designation. Price it in up front so it's never a surprise at closing.

The Market

This is a conversation, not a stat.

Canyon Lake doesn't have one market, it has dozens. Waterfront moves differently than acreage. A wet year prices differently than a dry one. New construction in Bulverde follows its own rhythm entirely.

So instead of quoting a headline number that's already wrong by the time you read it, I'll tell you what I'm seeing right now in the exact neighborhoods you care about.
